Guess The Mobile Home Exercise

Welcome back,

In today’s lesson you will become more comfortable and confident identifying and evaluating used mobile homes simply by the home’s physical appearance. It is important for you to be able to know what you are looking at even while driving by the mobile home quickly.

Here are some things to consider.

1. Width of the home:

Mobile homes are made in sections. Singlewide mobile homes are one complete section with a width less than 18 feet wide (typically 12 feet to 14 feet wide). Doublewide mobile homes are comprised of 2 singlewide sections and in general are wider than 20 feet.

A common rule is that the narrower the mobile home is the older it may be. In today’s modern world we are accustomed to large spacious areas and great rooms. A mobile home less than 12 feet wide can typically be more difficult to resell then a home 12 feet or wider.

1950s Typically singlewide sections are 8′-10′ wide

1960s Typically singlewide sections are 8′-12′ wide

1970s Typically singlewide sections are 10′-12′ wide

1980s to Present Typically singlewide sections are 12′-18′ wide

2. Pitch of the roof:

A not-so-commonly known trick is that a mobile home with a pitched roof was built during the year 1982 and newer. Flat or curved roofs (or very very slightly pitched roofs) are typically built pre 1982. This rule is only for Singlewide mobile homes, almost all doublewide mobile homes have pitched roofs.

Do not be fooled by a “Roof-Over” roof. These are entire metal roofs that lay on top (or cover over) a mobile home’s existing roof to protect it – whether pitched, curved, or flat.

3. Siding on the home:

Take notice of the exterior of each mobile home. A mobile home’s exterior can tell you much about the age of the home? Is the exterior wood, vinyl, aluminum or other? Do the panels on the home run horizontal or vertical? Would you know the difference??

Aluminum siding: The panels of aluminum that make up the exterior of these homes runs vertical. These vertical metal sheets tend to rust, ding, and dent over time. Aluminum siding was most popular in the 1970s and 1980s.

Vinyl siding: The panels of vinyl that make up the exterior of these homes run horizontal. This is a much more modern look. Vinyl siding can come in many colors and textures. A quick face-lift for an older mobile home is to reside the aluminum with new vinyl siding. The cost to vinyl side a singlewide mobile home depends on the size however $2,500 is a rough estimate, including labor.

Other: Wood, faux stone, logs are all examples of newer looking mobile home exteriors. However wood covered mobile homes have existed for at least 40 years. Wood panels run vertically and are prone to wood rot and termite damage.

4. Skirting on home:

The skirting on a mobile home not only adds or subtracts from the home’s overall appearance, it also is intended to allow air circulate underneath the home to prevent mildew and mold. The absence of complete skirting can lead to animals living under a home, animals chewing on a/c ducts, plus it just doesn’t look good. 🙁

With regards to your question, no a real estate attorney or lawyer is not needed for selling or buying a mobile home located inside a pre-existing community or located on private land you will also be owning.       Great exercise John! I enjoy learning new things everyday. The older mobile homes were built to last for many years. The 1976 model mobile home looks very familiar, my wife and I bought one for 5000 years ago and remodeled it new carpet and fresh paint. Lived in it for 3 years. Sold it for 7500 cash, I always knew money could be made in mobile home investing, I didn’t have the mindset until years later I read Rich dad, poor Dad.

      Which, opened up a new world to me on the outlook of working W2 job/ investing.

This very very interesting and it is a very good way for me as a newbie to start. l spent about twelve to fifteen minutes hovering the browser and l did got the answers and l did compared it with yours.       Thanks for commenting and I am so glad you have received value from this article. I love your passion and drive. In response to your question my best opinion would be for you to save up some money to begin investing in real estate and MHs. Mobile homes can be bought and sold by investors with No money needed at closing, however you will receive much quicker results and less resistance when you have just a couple thousand dollars to begin investing with. The returns from there can be great. When you are ready to get started I will be ready to run with you. While you save up a little money make sure to become better antiquated with your local MH parks and neighborhoods. Don’t rush into purchasing anything before you test your market for buyers, prices, and other preliminary work.

    I have an idea. Set up another game and put different senarios on the details of the deal, how much the seller wants, mortgage, lot rent, Then for the game you have to structure the deal to meet the sellers criteria, and still keep it resonable to be ablt to find a buyer for it. You could do it all sorts of ways. Mobiles on land, or parks. Unsecured notes, L/O, partnerships, wholesales. Each, one could get tougher and tougher like having to estimate repair costs.

    Can you make a comment or two about the benefit of the various kinds of skirting? For example, a couple of homes shown have wood skirting. Is that good or better than some other kind?–what about brick? Are there different kinds of vinyl siding? One of your pictures show a 2005 vinyl siding that looks terrible. Why did this home age so poorly?

      Thanks for the excellent feedback and questions. Please see my thoughts below. I have italicized your words and left mine un-italicized for the readers and yourself to better distinguish between the two.

There is one other game on this site at the moment with more in the works. 🙂 Glad this game has provided you with real value.
      Can you make a comment or two about the benefit of the various kinds of skirting? For example, a couple of homes shown have wood skirting. Is that good or better than some other kind?–what about brick? If you are a home owner that is living in the home I would express more of an importance in the issue. In short, as MH investors any skirting that A.) looks nice B.) does not have significant holes in it will keep out animals that may damage underneath the home and C.) already comes with the home will be good enough to resell it as-is. Now, if the skirting is non-existent or is in a nightmare of condition that you would not want to show the home I would suggest metal skirting. Metal skirting comes in an assortment of colors and styles to match almost any home. Metal will resist damages more than other forms of skirting, and the cost is only a bit more expensive than traditional vinyl skirting. Brink is fine as well, I am not in love with brick however it looks really good with newer homes. However, like I said before 99.5% of the time the skirting you have on your “Investment mobile home” will be just fine to resell. Are there different kinds of vinyl siding? Yes, different brands with different makes and coatings. Not all vinyl siding is created equally. You can tell this quality by feel and thickness when you purchase. One of your pictures show a 2005 vinyl siding that looks terrible. Why did this home age so poorly? Good question. In this business you will see 2005 homes that do not look as good as a 1970 model home that was cared for. It all comes down to how the owners cared for the homes, the pride of ownership in the home, and the available money the owners have to make the needed wear and tear repairs as they develop. Does this make sense?

    What price range would you pay for a pre 1882 Single-wide home?
    Is it worth while to fix up a pre 1882 Single wide home?
    What would be the most you would spend to rehab a Single wide home of pre 1882?

      Hi William,

      I am going to assume you meant to write 1982 instead of 1882. An 1882 mobile home would be a collector’s item that belongs in the Smithsonian.

      So assuming you meant 1982 the price will vary wildly depending on your local market, the amount of homes for sale in the park, the method these other homes are being sold for in the park, lot rent, if the home is in a park or on private land, what you can resell for in cash and payments, the repairs needed, the area of town, the seller’s motivation, the type of MHP park, and a few other factors. I apologize that I can not give you a straight answer however each home is different for many reasons, and each investor is different for many reasons, and each seller is different for many reasons.

    I just found your site recently and find it a wealth of information. Thanks for starting this. I am in the Anchorage, Alaska market and a newbie. I have toured some of the parks in town and scanned Craigslist and some of the realtor websites. The market here seems limited so the asking prices are much higher than what you quote despite the age of many units. But, I have a friend who has owned four or so units for several years and makes good cash flow via rental. You seem to avoid renting, and I understand why with a large market in Texas. I will keep an eye on your site for good information and suggestions. Thanks!

      Thank you for commenting and for your kind words. I do stay away from renting mobile homes for the most part however this is still a good strategy for long term wealth and cash flow. It is good you have some local to show you the ropes and help you get into this business. The numbers in your state are different however there are still sellers in need from time and time and location to location so keep alert, know your market, and make sure people in the business know you and how you can help.     Great exercise.

    So, to me, at this early stage of my MH education – there is nothing that strict. Adding vinyl and roof-overs completely obscures the age. Point is – rehab this way and you’d have a very new-looking home.

      Thanks for commenting. If you are purchasing a mobile home that needs such significant repairs that an entire roof over is needed I would advise you reconsider this purchase. Each MH is on a case by case basis of course however I want to make you aware and everyone else that for your first few deals look for nice and clean homes that you can purchase for an undervalued price or terms. Adding vinyl siding can cost between $1,000-$2,000 for a singlwide or doublewide with labor so make sure it is needed by the park or for a high cash sale. Otherwise this cost you are paying will take months to recoup when selling for payments. Does this make sense?

    Thanks John for sharing your tips. I am buying my first investment single family home property at age 42 on June 06, 2014. I should of started investing sooner but it’s never to late. I will be shifting my investment focus on mobile homes purchases and acquiring mobile home parks because the return is greater. I also realize you can get more bang for your buck.

      Thank you commenting and reaching out. In a few older videos I mention about free forms I provided at one time. A few years ago I stopped providing these forms for free as I only now provide forms/paperwork with video tutorials showing how, where, and why we fill out the forms, etc to folks I am working with directly. While I am sure this is not what you want to hear, I do hope it makes sense. If you have any specific questions or concerns or you would lke me to look over with regards to your current seller questionnaire to give my thoughts I would be happy to.     Now living on social security
    Care giver for my 88 year old mother
    I am colon cancer survivor last year
    Need a positive challenge/venture to finish out my life
    Not a couch potato
    Finding mobile homes for sale is easy how can I find qualified buyers?
    Live in 55 or older park small town of Coolidge Az 40 miles south of Phoenix
    Guess I need a little more…..lot more confidence on this before I am willing to buy into an internet program

      Have $5000 to start business. This is certainly a good deal of money and depending on your area will get you into a number of mobile homes to help motivated sellers.

      Not a couch potato. There’s definitely action to be taken every day.
      Finding mobile homes for sale is easy how can I find qualified buyers? By screening through a lot of unqualified buyers. I’m not exactly sure how you are answering your question… If you are asking how to advertise to find buyers, this can be done as simply as Craigslist.com and other online/offline channels. If you wish to assess question in a different way of certainly be happy to help where I can.
      Live in 55 or older park small town of Coolidge Az 40 miles south of Phoenix. Understood. After doing a quick search I have found over 500 mobile home parks in a 50 mile radius of you. This is more than ample supply of mobile homes to keep almost anyone busy.
      Guess I need a little more…..lot more confidence on this before I am willing to buy into an internet program. Never feel pressured to ever buy into any program or deal you do not feel comfortable with. There is plenty of information on the site and around the Internet in general.     Ok, so I was able to guess most aspects correctly, but I can’t comfortably say what year for sure. The pitch (or lack of) seemed to throw me a bit, as some had a more modern pitch, but didn’t match some of the siding or style aspects for dating purposes. Great exercise! I love your examples!

    Great exercise! I thought I knew my mobile homes, not quite lol. I missed when it came spotting the roof over. It was great to learn how to recognize the age and more about the exterior of a mobile home.
