Welcome back,
Dave and Cindy are new users of the Mobile Home Formula. After only a few short weeks this husband and wife “investing duo” has already realized profit from their first 1/1 mobile home deal. Enjoy the video, tips, and pictures below of their deal. For the protection of the investors, tenants, and park the mobile home location is being blocked.
Disclaimer: One bedroom mobile homes are obviously not as popular as 2, 3, or 4 bedroom mobile homes. It is for this reason students training with the Mobile Home Formula are advised to begin investing with a 3 bedroom mobile home. This is to help sell your investment mobile home faster, as many sellers are looking for a 2 bedroom or greater mobile home.
Although Dave and Cindy did not follow exact instructions they have obviously made this manufactured home work to the tune of $270 cash-flow per month for the next 40+ months. .

.
Dave and Cindy have both proven to themselves that they can make profits with individual mobile homes and help sellers in their local area of northern California.
Congratulations Dave and Cindy!! Keep it up.
I am very proud of all that you both have come through and learned already. On to the next one. 🙂

July 18, 2012This is fantastic! Great job towards both of you for the nice first home. I loved the part when your buyers said that they were so happy wehn working with you. I know from personal experience the lack of home ownership options many truely have today. I love and admire the honesty in both your voices and how you conduct yourself too John. Thank you for this post.

July 20, 2012Hi Mary,
Thank you for your kind words. I too am very proud for Dave and Cindy. And even more excited about the new door this type of investing has opened up for them real estate wise in their local and surround markets.
In your case use the passion and drive from your past negative experiences to build rapport with your buyers and sellers.
Best,
John

July 18, 2012Thank you for the video john. I love everything I have heard. The only thing that kindof baffles me is why do sellers sell for so little when they could sell the home themselves for more?

July 20, 2012Hi Steven,
Don’t be baffled. The simple answer is of course sellers can find their own buyers to pay them via monthly payments for their used MH. However, the simple answer as to why ‘most sellers won’t sell the MH themselves via payments’ is because seller’s have their main profession, and it ain’t real estate.
Many sellers do not want the ‘real or imagined’ burden or hassle of selling their home for payments and something going wrong. The thought of someone trashing his/her home is not something many sellers are emotionally or financially ready for. Plus many sellers will get overwhelmed at this thought, even though in reality it is simply a step by step formula.
Best,
John
