Welcome back,
Something we consistently hear from untrained mobile home investors is the fear and apprehension with regards to moving forward on a potential mobile home cash-flow investment deal. This is completely normal and natural due to the complexity while investing and the unanswered questions in the confused investor’s mind. However, no investor should invest while they are afraid or apprehensive about any deal. Clarity is key!
My response to most investors worried about pulling the trigger or getting started is, “You must improve your clarity moving forward.
Confident and educated mobile home investors know when to (1) pull the trigger, (2) when to continue negotiating and (3) when to pass on an investment mobile home opportunity entirely.“

April 18, 2015Wow!!! Congrats guys!!! I just discovered your blog and am super impressed John. I really love the way to try to help every seller you can. Your business model seems great. How do you handle people that are rude or don’t want to work with you? I’m sure you must have answered this somewhere on this site already, so thanks for helping. I am defiantly one of the investors you mentioned above, unclear and untrained.
Thank you and I look forward to learning more,
Jesus Martinez

April 19, 2015Hi Jesus,
Thanks for commenting and for the kudos! I am happy to have you here. I am very proud of Vince too. He has picked up ran with this niche in his local area. He did podcast #11 if you enjoyed the one above.
Concerning your question, the answer is easy and fun, we move along and aim to help the next seller and the next one and the next one. In short, if a seller does not need an investor’s help then their situation will be evident of this. The sellers that will not need much help will be asking a high retail price for their property and have to time to wait for an interested buyer. And you know what? These sellers should get just what they want, all sellers should. So, if a seller does not want to work with you let him/her know that your phone is always on for them and wish them the best of luck. If a seller is rude to you then that is simply poor manners and/or they are having a bad day and taking it out on you. We can’t let what-ifs or these negative folks to stop us from really helping others. Continue forward always! 🙂
I hope this helps and makes sense. If you have any specific MH investing questions don’t hesitate to reach out.
