Many of you know that when I first started investing in mobile homes I was embarrassed. I was embarrassed because I knew mobile homes were looked down on by society. It took me over 6 deals completed with good profit of over $1,500 net per month coming in for me to have the guts to start telling other investors and my family what I was doing with mobile homes.
What happened when I told people of my new niche? I was received with applause and congratulations. Other investors contacted me regularly to send me leads of mobile homes they had no use for. My business grew even faster.
Since the time I got started over 10 years ago there has not been much positively said about mobile homes and mobile home parks online or in main stream media.
The average ignorant investor believes that:
- nothing of value happens in a mobile home park
- if you don’t spend a lot of money on a home you must be poor
- mobile homes are only purchased by low class people
- mobile homes are unsafe
- mobile homes are moved from place to place with ease
- mobile home owners are unfriendly or slow
- mobile homes lack technology that SFR can offer
This is all nonsense!
A large portion of society only sees mobile homes as trash..

Good News For Mobile Home Parks
The truth is a mobile home community is only as safe and clean as the owner makes it. Just like single family landlords that mismanage their properties by deferring maintenance, charging too much, and treating tenants poorly; some mobile home park owners do the same thing. If a mobile home community is in disrepair and filled with current criminals it is a product of the management and owner. Most mobile home parks are quite, clean, safe places to live filled with honest and hardworking folks.
Are there MHPs that are dangerous and need cleaning? Yes, of course.
Are there many more MHPs that are clean and quite? Yes, many more.

I hope watching this video gets you as excited as it got me. This video has made history in my mind. Never before have I seen such a honest review of mobile homes parks and the mobile home lifestyle in main stream media that doesn’t involve dead-beat tenants, violence, or burglary. Remember that as investors our job is to educate sellers to all their selling options and of course make sure your purchase offers to known and understood.
In the near future the stigma surrounding mobile home parks may completely do a 180-flip. If you are considering purchasing a mobile home for investment purposes consider starting sooner than later. Take the steps to become educated now and get started safely.

Thanks for commenting and your kind words. With regards to your question concerning competition I can say the following. Over the past 13 years of my investing career, and more importantly my last 7 years of teaching others to invest in MHs, I can say that there is still a demand for MH investors in almost every city. Members I am helping are still finding sellers that need help and are not being helped by any other MH investors or MH buyers. With that said I would make a strong challenge for you (and everyone else reading this) to start planting your flags now and marketing your territory as the go to MH investor in your area. Then it will matter less what new investors come by in the future.
