Purpose of this page
This page discusses transferring a mobile home’s ownership from a seller to a buyer in the great state of Nevada. This is not intended in situations where the land the mobile home sits on is included in the sale. If the land is included in the sale please reach out to a local real estate attorney to help facilitate your closing. However if you are dealing with an individual mobile home located in a pre-existing mobile home park, on somebody’s rented land, in a lot, or somewhere else than please see the information below.
In the state of Nevada the process to transfer a mobile home title from one owner to the next is fairly simple and straightforward. Please see the steps and tips below when considering purchasing or reselling a mobile home in the state of Nevada.
Disclaimer: This page is not intended for mobile home investors. The reason this is mentioned is because you may require extra documents and agreements if you are a mobile home investor. These extra documents would include an after closing agreement if the seller was remaining in the home for a bit after closing, personal property trust agreements, a promissory note or lien paperwork, power of attorney, and more. Below is the minimum paperwork required to successfully transfer ownership from one party to another.
Prior to your Nevada mobile home closing
Verify seller has the title and he/she is listed as owner: Ask to see the title during your initial walk through of the mobile home. The seller may be willing to text message a picture of the title to you to verify information. This ownership information can be found online as well at the Nevada Housing Department search page.
Check for back taxes at assessor’s office: Contact the county tax assessor’s office in the county or municipality the mobile home is located. Call with the mobile home’s serial number to verify taxes are current. Taxes must be current prior to title transfer. For closing purposes: You will need documentation from tax department that taxes are paid-in-full.

Check for hidden liens: Check online at the Nevada state mobile home website and enter the mobile home’s serial number. Check if there are any liens or lien-dates listed. These liens may or may not be listed on the mobile home’s title in the “Lien’s Holder’s” section of the title. If the search results come up empty online, call the Nevada Housing Department at (775) 684-2940 or (702) 486-4135.
If inside a mobile home park aim to speak with the community manager to 1.) become park approved, 2.) verify the seller is current on all payments, 3.) ask for a copy of the park rules, 4.) ask if lot rent is increasing in the near future, and 5.) if the park manager see any needed improvements to the mobile home if/when you purchase the home?
Certificate of Ownership = Title (same meaning, different words)
Title(s) can be downloaded online: Nevada is on a short list of states that keep all their mobile home ownership records and titles online. This means that the owner can easily prove they are the owner with an online search. Anyone can search, download and print a title from online. (All mobile homes will only have one title regardless of how big they are.)
- Search at the Nevada of Manufactured Housing website to perform a Title search to verify ownership and download the latest title to transfer.
- Website instructions for latest version of title: Make certain to have the latest version of the title before transferring the ownership of the mobile home. You may find and download the latest title certificate by visiting the Title Search page and click the “Title Search” link on the right-hand side of this page.
- Once you’ve found the located the home in question in the “Title Results,” click on the corresponding “Title Number” link. This will take you to the full title record.
- Next, click the “Print Title Certificate” button to generate the latest Certificate of Ownership as a PDF.
- You may then print out the title and use it to transfer ownership in the mobile home. Please note: Your title will display in a new window, so ensure that any pop-up blockers are turned off to view it.
No title or missing title or title in a different name? Contact the Nevada Housing Department to ask for further instructions moving forward. Ask about your state’s bonded title procedure and who qualifies. Have the mobile home’s VIN or serial numbers available (if available) when you make this phone call.
At Closing
Paperwork needed: Title (must have downloaded and printed. Signatures must be notarized.), Certificate from Tax department confirming that all taxes are paid. Bill of sale (No Bill of Sale is needed if title is notarized. You may create a Bill of Sale by hand or take this generic Bill of Sale here. Bill of sale must be notarized if title is not.) One title per mobile home, regardless of size, however a doublewide will have AB next to serial numbers.
Pro Tip: If purchasing the mobile home perform one last walk through before closing and handing over any money. The seller wants your money just as bad as you want the property. If there are any surprise repairs needed or trash/furniture you may have to remove, then adjust the price accordingly.
After closing – Transferring Nevada title ownership
Drive to one of the locations below with signed/notarized title and letter from the local Tax assessor’s office. Payment of $60 may be made by check, money order or credit cards. Expect your new title to be changed online within 4-6 weeks.
Fees: Fees to transfer mobile home titles typically cost $60 in Nevada. However, call the Nevada mobile home department at (775) 684-2940 or (702) 486-4135 to ask for the current fee to transfer a used mobile home into a new person’s name. Transfer used mobile home title within 45 dates from date of purchase to avoid late transfer fees.
Taxes moving forward for new owner: The future owner will receive a tax bill in the mail yearly
