Welcome back,
As real estate investors we have many hats we wear. When getting started we are often marketers, property appraisers, repairman or repair-woman, buyers, negotiators, funding experts, negotiators, closer, paperwork creator, buyer, seller, net-worker, landlord, property appraiser, marketer, boss, and the list goes on. With proper training you can outsource many of these tasks. However with regards to mobile home sellers and buyers we are first and foremost educators.. You are a Real Estate Educator
Every week you should be talking with new and different sellers to set appointments. If you are not making new offers to different mobile home sellers every week you are likely not helping sellers. Helping sellers equates to closing deals.
Take the weight and stress off your shoulders. This is a fun and helpful business. .
If you have ever had a feeling of anxiety or dread before picking up the phone to make an outbound phone call to a seller or you are receiving an inbound call this is due to lack of training and inexperience. Sellers should want your help and will thank you for the call when you know how to educate each seller and add value to their lives. .
- If you are nervous because you lack experience in your local real estate market I have great news, this is easily teachable. If you are pursuing mobile homes as an investment then you may wish to watch a video titled Mobile Home Investing Tutorial for Pre-Attracting Buyers. In this video you get a handle on who is buying mobile homes in your area and what each buyers is willing to pay for mobile homes in your area of town. This is how you may begin to master your local market..
- You naturally feel that you must be “on” when you make these calls. This is simply not true. By following a specific script and allowing a conversation to naturally flow you will notice you find yourself eye-to-eye with a seller. This is just where you want to be. Please realize that while helping and educating mobile home sellers it is not “you versus the seller”, this business is all about the seller and you joining forces to solve the seller’s unwanted home problem. A seller is a friend you have not met yet, someone whom you may know for the next few years.
- Educate the sellers and give them value regardless if you purchase their property or not..
.
Love what you do daily… and do it!

March 9, 2012This is great education. I have been investing in commercial r/e for over 3 years and almost never hear this type of honesty. I plan on spending the next few days going through your videos and articles. I would like to get started with homes inside parks, then quickly look into park ownership too. Look forward to more. Do you offer mentorship of any kind? Jones

March 9, 2012Thank you for the kind words Jones. It sounds like you’re already an action-taker and could add MHs to your investing arsenal. I believe in full disclosure in my business and dealing with people. I worked for this investor that was the total opposite and it really made me see how positive and financially beneficial it is to be a friend first. Yes I do offer coaching.
