In today’s Mobile Home Investing Lessons podcast #63 we are talking to active Mobile Home Formula investor, Jose from southern California. Jose has been mobile home investing with John since the mid-2010s.
We have been trying to get Jose to do a podcast with us for at least 6 of the last 10 years. Today is that day. Jose is finally here to share Just a fraction of what he has learned in the last decade buying and selling new and used mobile homes.
In this decade of time working together Jose has become way more confident investing in mobile homes, helping others, investing on his own, and growing a sizable, manufactured home cash-flowing business.
In the last 10 years, Jose has;

Jose’s first $18,000 profit mobile home flip.
Each one of us mobile home investors has a story of our very first deal. Jose’s First Deal was nothing miraculous or special. However, to Jose, it gave him the validation, confidence, and serious profit to let him know this was only the start of something big.
After this very first deal, Jose quit his job and focused full time on manufactured home investing.
Disclaimer: Quitting your job after your very first deal is something that both Jose and John do not recommend. However, this was an educated risk at the time to focus 100 percent on mobile flips and cash flow. For Jose, this decision ended up working really well.

As Jose talks about in the video above, He kept moving the from one mobile home to another. In this way he was able to purchase homes and clean them up, to then sell them on payments and recoup much of his money before doing it again and again and again.
In the video above and podcast audio below, Jose discusses that his well-meaning and loving family politely harassed him about why he was leaving his six-figure career to pursue mobile home investments. His family were trying to protect him, but Jose believed in himself and knew that he would regret not giving his business the energy in focus it deserved.

These days his family, wife and himself are living happily because of his decision to pursue mobile home investing full time.

Jose’s advice if you are starting a mobile home flipping business in 2026.
Jose has a very interesting view when it comes to getting started as a mobile home investor. I would say that his view is directly tied to how he became very successful investing in mobile homes.
Jose says, “Build yourself a stable base first.”
This “stable base” Is from cash flowing mobile homes that are paying you monthly to live and eventually the mobile home. These monthly payment buyers will pay you a down payment as well as make any needed repairs on the mobile home moving forward.
Once you have a payment buyer in the home, you have then created a note and can sell a portion of that note. Selling a portion of the note will give you cash in your pocket, in addition to the cash you received as a down payment from your payment buyer.
This cash in your pocket will allow you to invest in the next mobile home and repeat the process. There is nothing wrong with Jose’s process, and this advice comes from hard work and investing in the real world.
Disclaimer: Jose and John differ a little bit in this way. John says, “Get the cash first, then build up your cashflow. You will always be able to sell on monthly payments if you choose to, however if you’re located in a populated area and can sell to a cash buyer for a good profit. Take the money, put in the bank, and run to the next deal.”

Adding mobile homes to private/vacant land.
In some areas manufactured homes attached to private land sell for big retail prices. In these areas there are parcels of land that currently do not have a manufactured home on them. In fact, there may be some parcels of land that have no utilities running to them and have never had a home on the property.
How cool that we can create brand new housing, where there was no housing before.
Additionally, manufactured homes attached to private land may be easier for our buyers to obtain bank financing compared to homes inside parks. Plus, your buyers may even be approved for VA or FHA financing. This type of financing allows the buyer to put down little to no money to purchase the home with the bank still financing all the purchase price.

When you also own the land and the mobile home, you can…
- 👍Sell both the mobile home and land together and cash out completely.
- 👍Sell the mobile via monthly payments and rent out the land monthly forever.
- 👍Sell both the mobile home and land via a large down payment and monthly payments.
- 👍Rent out both the mobile home and land forever.
In this wonderful mobile home investing world, there are many niches to pursue. Usually, most investors do not start at this stage of combining raw land and new mobile homes.
Many newer mobile home investors have begun their careers buying and selling used mobile homes inside preexisting parks. This allows homes to be purchased for the lowest possible price and sold for a profit to a buyer looking for an affordable home. Not to mention you can learn the mobile home investing business, gain experience, and help local mobile home parks while you make a sizeable profit and learn.
However, we can only make a profit when we continue to run an ethical business that helps others. The more people you help, the more profits you create so you can advertise and help more people.
Until you are better known locally, mobile home deals will rarely fall into our lap without regular work and effort. Expect to work harder for yourself than you do for someone else.
